Prepare for a useful quote

Include your suburb, property type, a description of the job and any relevant equipment models. Photos of accessible fittings or the outside of the switchboard can help. Do not remove covers or expose wiring to take photographs.

For a shared property, provide the strata or building contact and any approval or access requirements. We can discuss whether an on-site assessment is needed to confirm the scope.

Questions about emergency & exit lighting

What is the difference between emergency lighting and an exit sign?

Emergency lights help illuminate an escape route when normal power fails. Exit signs identify the direction or location of an exit. A building may need both, according to its approved design and fire safety schedule; ordinary lighting is not automatically a substitute.

How often should emergency and exit lighting be tested?

AS/NZS 2293.2 maintenance commonly includes six-monthly testing and additional annual tasks. The applicable building records and system requirements determine the programme. We review the asset list and previous records before scoping maintenance rather than assuming a visual check is sufficient.

Why does an emergency light need a 90-minute battery test?

A fitting can appear illuminated on mains power while its emergency battery is ineffective. A duration test checks its operation on backup power; the manufacturer's guidance describes a 90-minute battery test within the maintenance programme. The result needs to be recorded and failures addressed.

Can you replace a failed emergency light or exit sign?

We can assess the fitting and scope a suitable repair or replacement. Its location, emergency performance, signage and compatibility with any monitored system matter. Send the asset details, fault report and building contact so the replacement can be assessed against the required arrangement.

Does emergency-light testing replace an Annual Fire Safety Statement?

No. Routine maintenance and the statutory fire safety statement process are different. The building owner must arrange the required assessment and statement through the appropriate accredited practitioner. Electrical maintenance records can support that process, but replacing or testing lights alone does not certify every fire safety measure.

Do NSW's AS 1851 changes apply directly to emergency exit lights?

NSW's guidance distinguishes measures covered by AS 1851 from measures such as emergency exit lighting. Emergency lighting still needs maintenance to the standard in the fire safety schedule or its original design. Check the actual building schedule and relevant AS/NZS 2293 requirements rather than applying one blanket rule.

What records should a strata or building manager keep?

Retain the asset locations, maintenance programme, test results, identified defects and repair history, together with the building's fire safety documentation. Include previous records with your enquiry. Clear identification of each fitting makes it easier to track failures and subsequent rectification.

Can emergency lighting be included in a shop or office fitout?

Yes, it should be considered with the approved layout and fire safety requirements early in the project. Changes to partitions, exits or use of the premises can affect the scope. Provide the plans and the relevant building or certifier requirements before equipment is selected.

Will testing disrupt normal business lighting?

The effect depends on the circuit arrangement and testing method. Manual and monitored systems have different access requirements. Tell us the operating hours and areas that must remain usable so testing, occupant notification and any planned interruption can be discussed before attendance.

Can a monitored emergency-light system use any replacement fitting?

No. Replacement fittings must suit the existing monitoring system and the required lighting performance. An incompatible fitting can prevent reliable monitoring or reporting. Share the system brand, fitting model and fault details so compatibility is checked before a replacement is ordered.
